Marlowe House

Marlowe House - Property Management

Acting on behalf of the KKE Group of Companies Mark Hull provided a portfolio strategic overview of their extensive UK wide portfolio.

Marlowe House located in Whitstable extended to 9,000 sq ft and was let to three separate tenants, including Honeywell, Markestudy Insurance and a national Adoption & Fostering Services.

Having been approached by an aerospace firm seeking a new Kent based R&D building, Cobbs introduced Marlowe House to them. However the property was let but with a number of short term tenancies in place.

Cobbs negotiated the earlier surrender and wrapped up a terminal dilapidations claim on the ground floor from Markestudy Insurance and simultaneously relet the same demise to the aerospace firm.

Simultaneously the Landlord KKE were approached to accept a surrender from Honeywell on the 2nd floor, whose leasehold interest ran for a further 21 months. A surrender premium was negotiated with the outgoing tenant covering 3 years rent, rates and service charge sums in addition to a full terminal dilapidations claim. The same floor is now under offer to the aerospace firm who in agreeing to take the second floor have expressed a desire to purchase the entire building freehold by way of an “option”.

Throughout this period Cobbs has continued to advise on service charge and business.
